Building Specs - Overview
Heavy Load Zones
Two areas, each approximately 10 metres X 3 metres, with a load rating of 7.5 kPa plus 1 kPa for partitions and ceilings are provided on each side of the service core.
Security
A proximity card accessed Computerised Control Security System monitors all after hours ingress and egress, at all points of entry including car parking areas and shuttle lifts. Additionally, a closed circuit T.V. surveillance system monitors the same points of entry.
Lighting
The standard open plan office provides an average of 400 lux at desktop height via twin 36 watt recessed light fittings with prismatic diffusers. Space is provided for a third tube if a greater level of light is required in particular areas.
Plumbing Facilities
In addition to the spacious tearooms on each floor, two additional water supply and waste vents are provided to assist with individual tenancy requirements such as executive washrooms and boardroom kitchens.
M.A.T.V. System
A "Future Proof" Master Antenna Television distribution system recieves Free to Air digital transmissions from channels 2,7,9,10 and 28 and distributes them down the building as analog signals, allowing existing analog video equipment to be used after the expected closure of the analog network. Tenants with digital equipment can also use this facility.
Foxtel Service
Foxtel is immediately available to Tenants who may wish to subscribe to this satellite service.
Lift Services
Six gearless 600 kg Otis electronic lifts which operate at 4 metres per second, service the ground floor and all upper floors of the building. Lift No. 6 is designed to operate as a goods lift as and when required.
Additionally, every level of both basement car parks is serviced by an independent shuttle lift.
Deliveries and Couriers
A loading bay for goods deliveries is located on Basement Level 1, with direct access to Lift No. 6.
Parking for couriers and other deliveries is arranged by the Wilson Parking attendant
Computerized Building Management System (B.M.S.)
St. Georges Square is fitted with a sophisticated energy management system the Direct Digital Control Based Building Automation System - D.D.C.
D.D.C. monitors and controls all the energy needs of the building on a continuing basis.

The system's remote monitoring capabilities will provide tenants with numerous benefits:
  • Reduced energy costs through precise control of space conditions.
  • Reduced maintenance costs-being electronic, the D.D.C. system is inherently less expensive to maintain than pneumatic based systems.
  • Both the above will result in savings in building outgoings which are then passed on to tenants.
  • Improved space conditions are maintained as the D.D.C. monitors indoor and outdoor temperatures and analyses data continually to provide optimum temperature control at all times.
  • Tenants have the ability by pressing select wall mounted temperature sensors within each tenancy to request After Hours airconditioning for typically 2 hours for their portion of the floor. The control system then automatically accumulates the run time for charging back to the tenant.
Air Conditioning System
Individual variable volume air conditioning units are provided on each floor and are supplied with chilled water from a plant room on Level 19. Each air conditioning unit features variable speed motor drives and economy dampers to ensure maximum energy efficiency.

Typical floors comprise 14 perimeter and 6 internal zones that individually adjust air quantities and conditions. Air diffusion features linear diffusers on the perimeter and air slots built into selected light fittings. A Condenser Water Loop with a heat rejection system capacity in excess of 500kW is available for Tenants special uses like computer server rooms. This system is designed with 100% built in redundancy.
Emergency Power Facilities
The building has an emergency generator on Basement Level 1 which supplies power at 415 volts, 3 phase and 50 hertz. This provides services which in the event of a power failure, maintain one building lift plus the shuttle lift, trash air circulation, 100 amp; 3-1 phase power for computers and other specialized tenant equipment plus 30% of normal office light and power. This emergency power also backs up the 150 kW spare capacity in the air conditioning system.
This ensures that offices can continue functioning and that sensitive computer equipment and information is not lost or damaged.
